Aman and Shinsegae Property have committed to Aman Seoul, a 38-storey mixed-use tower in Gangnam's Cheongdam district. The project delivers three components: hotel rooms, branded residences, and an Aman Club. This is Aman's first property in South Korea and its first urban vertical in Northeast Asia without water views. No opening date has been announced.

The Cheongdam site sits inside Seoul's luxury-retail corridor, where Hermès, Dior, and Chanel maintain flagship stores within 600 metres. Shinsegae Group, South Korea's second-largest department-store operator by revenue, controls the land through its property development arm. Aman operates 35 properties globally, with average daily rates exceeding $1,200 in most markets. The Seoul project extends the brand's urban strategy after Aman Tokyo (2014) and Aman New York (2022), both of which achieved stabilized occupancy above 70 percent within eighteen months.

The timing tests whether ultra-luxury hospitality can extract premium pricing in a landlocked urban setting. Seoul's five-star hotel supply expanded by 12 percent between 2019 and 2023, yet average RevPAR for the luxury segment remains 23 percent below 2019 levels, according to STR. Aman's model relies on scarcity and per-key revenue north of $150,000 annually, a threshold that requires either beachfront isolation or city-center dominance. Gangnam offers neither heritage nor coastal advantage, but it does offer 48,000 residents with household incomes exceeding $200,000, the densest such concentration in South Korea.

Branded residences will carry the heaviest load. Aman has attached residential units to 22 of its properties, with average unit prices exceeding $4,500 per square foot in Manhattan and $3,800 in Tokyo. Seoul's Cheongdam district recorded residential transactions at $2,100 per square foot in late 2024, leaving room for a luxury premium if Shinsegae can engineer scarcity through unit count and floor-plan restraint. The Aman Club component adds recurring revenue, though the brand's club model remains unproven in markets without expatriate finance populations.

Operators should track three inputs. First, whether Shinsegae discloses unit count and average size for the residential component by mid-2025; lower unit count signals confidence in per-unit pricing. Second, whether Aman announces a second South Korean site within 24 months, which would indicate the brand views Seoul as a regional hub rather than a standalone experiment. Third, how Four Seasons and Rosewood, both absent from Seoul, respond; either could accelerate Korean entry if Aman demonstrates unit economics above $180,000 per key.

The Seoul play matters because it clarifies whether ultra-luxury hospitality has pricing power independent of natural assets. If Aman can command $2,000 nightly rates in Gangnam without ocean or mountain, the urban ultra-luxury category expands into secondary financial centers. Shinsegae expects foundation work to begin in 2025.

The takeaway
Aman's first Seoul property tests urban luxury pricing without water views; watch for unit-count disclosure and regional expansion signals.

Your next customer won't visit your website. Their AI will.
AI assistants have quietly taken over the first step of buying — they answer from catalogs they can read and shortlist whoever can actually ship. Two questions now decide whether you exist to that buyer: can a machine read your catalog, and can you fulfill the order. Most brands fail one or both and never find out why the orders went elsewhere. The winners of this shift aren't the loudest. They're the most readable. Build for the machine that's about to do the shopping.

Built by the craft floor — apparel, media, packaging, and secure print.
This trade runs on hands, not desks. Imprint manufacturing & Komori Press · Canon high-speed secure-media operations is a craft floor — genuine Six Sigma discipline applied to ink, thread, foil, and registration, where a hundredth of an inch is the difference between a brand that reads serious and one that reads cheap. POPS4 is built by exactly those operators: independent, boots-on-the-ground engineers who carry their own book, read a client in microseconds, and put their name on every run. Beyond our own Virginia Beach floor, we work with a vetted network of craft manufacturers across the US — each meeting the highest excellence in QC standards in the industry, each a specialist in its own discipline — so apparel, hard-goods imprinting, media manufacturing, packaging, and secure printing all go to the bench built for them, coordinated from one accountable hub.
