Conrad Indianapolis—the city's first downtown luxury hotel, opened 2006—has committed $25 million to a full-property renovation as three new upper-upscale competitors enter the market. The work begins this quarter and runs through Q2 2028.

The 23-story, 497-room property will refresh all guest rooms, lobby, and meeting spaces. The project includes remodeling the restaurant, fitness center, and executive lounge. Hilton Hotels & Resorts, Conrad's parent, approved the capital allocation in July. The hotel remains operational throughout construction, with phased closures by floor and public area. Indianapolis ranks ninth among U.S. cities for annual convention attendance, drawing 1.2 million delegates in 2024. The Conrad sits four blocks from the Indiana Convention Center, which completed a $550 million expansion in 2022.

The timing reflects market pressure. Hotel Carmichael, a 122-room Autograph Collection property, opened in Carmel—15 miles north—in 2020. Live Nation and real-estate developer Kite Realty announced a 250-room luxury hotel adjacent to Gainbridge Fieldhouse for 2027 delivery. A third project, not yet named, filed permits in March for a 180-room boutique hotel in the Mass Ave corridor. All three target the $300-plus average daily rate the Conrad has held since 2019. Indianapolis hotel revenue per available room grew 8.4% in 2024, outpacing the U.S. average of 6.1%, per STR data. The city's occupancy rate reached 71.2%, the highest since 2008. Corporate demand from Eli Lilly, Roche Diagnostics, and Salesforce—each expanding local headcount—accounts for 38% of weekday room nights. The convention calendar is booked 74% for 2027, up from 58% two years prior.

Owners and allocators should watch three markers. First, whether the Conrad's ADR holds above $295 during construction—a test of brand insulation versus physical disruption. Second, whether Hilton's $25 million outlay per key ($50,268) includes systems upgrades or purely aesthetic work; the former signals a longer hold period, the latter a sale prep. Third, whether Live Nation's Gainbridge hotel breaks ground by Q3 2026 as announced. Any delay extends the Conrad's window as the only true luxury offering within the Mile Square.

The Conrad's ownership group, a joint venture between Kite Realty and Ashford Hospitality, refinanced the property in December 2023 at 4.89% over ten years. The loan amount was not disclosed, but the $25 million renovation represents roughly 18% of the building's last transacted basis in 2018. Construction permits list Shiel Sexton as general contractor, the same firm that built the hotel in 2005.
