One Asia-based hotel group withdrew a €150 million Barcelona bid in Q3 2024, redirecting capital to Madrid, according to a person familiar with the process.

Operators should watch three follow-on moves. Rosewood is evaluating a second Madrid location, targeting a 2027 opening in the Salamanca district, per filings with the regional planning authority. Aman is in advanced discussions on a 120-room property near Retiro Park, with site control expected by Q3 2025. Six Senses, which entered Spain via Ibiza in 2023, is exploring urban formats and has toured four Madrid sites in the past six months. All three operators cited Madrid's regulatory stability and corporate demand base in preliminary investor materials. Barcelona, meanwhile, faces a two-year moratorium on new hotel licenses, extended in December 2024.

Madrid's ADR premium to Barcelona should widen by another 3-5 percentage points through 2026 as the newest supply stabilizes and corporate travel continues recovering. The city's luxury hotel count will likely reach 52 properties by 2028 if current pipelines proceed. Barcelona's count will stay flat or contract slightly as older properties exit the five-star tier under stricter classification standards introduced in 2024. The rivalry is no longer close.
