The Soudah Peaks footprint spans three integrated components: a 2,700-key hospitality portfolio targeting family-office and sovereign travel budgets, 1,336 residential units priced for Gulf and European second-home buyers, and year-round alpine infrastructure including ski lifts and cableways scheduled to begin operation in Q3 2027. The development company used the ATM floor to present site-ready parcels for hotel operators, branded-residence developers, and F&B platforms. The Public Investment Fund seeded Soudah Development in 2020 with a SAR 11 billion capitalization and a mandate to diversify domestic tourism spend away from Jeddah and Riyadh corridors. The ATM activation matters because it converts sovereign intent into operator calendars. Saudi Arabia's Vision 2030 tourism pillar requires 930,000 new hotel keys by decade-end, and Soudah Peaks accounts for approximately 0.3 percent of that pipeline in a zero-competition alpine category. The development company is now booking site visits for Marriott, Accor, and Rosewood, with letters of intent expected by Q4 2025. More relevant: the project's altitude and climate create the only true four-season positioning inside the Kingdom, allowing Saudi household spend—currently $28 billion annually on outbound European summer travel—to redirect inward.
